Materials Details 
  • Wall: Traditional brown wall stone cladding with white acrylic paint.
  • Parapet Wall: Parapet wall using white acrylic exterior wall paint
  • Windows: Glass windows with an aluminum frame and a wooden paint finish.
  • Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
  • Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
  • Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint.

This luxury residential villa is designed in a modern neoclassical architectural style, emphasizing strong proportions, symmetry, and refined detailing. The building massing is carefully composed with articulated volumes, vertical pilasters, and prominent cornice bands that enhance the overall grandeur of the facade. Exterior finishes are specified in light natural stone cladding, providing a timeless and elegant appearance while improving thermal performance in a hot climate. Tall, recessed black aluminum-framed windows create visual contrast and allow generous natural daylight into the interior spaces. Warm integrated facade lighting highlights architectural lines, cornices, and wall recesses, enhancing depth and creating a sophisticated nighttime identity. The entrance sequence is defined by a double-height volume and landscaped foreground, establishing a strong visual hierarchy. The boundary wall and main gate are designed as an extension of the architectural language, using solid massing, recessed lighting, and contemporary metal detailing to ensure privacy, security, and a premium street presence. Softscape and hardscape elements are minimal and structured, reinforcing the villa’s luxury character while maintaining functional outdoor circulation and visual balance.
This high-end residential villa is conceived in a modern neo-classical architectural language, blending timeless classical proportions with contemporary spatial clarity. The architectural composition is defined by a balanced arrangement of rectilinear volumes, expressed through layered massing, vertical pilasters, and pronounced cornice elements that establish visual rhythm and hierarchy across the facade. The elevation design emphasizes symmetry and strong axial alignment, creating a dignified and prestigious presence.

The exterior material palette consists primarily of light-toned natural stone cladding with fine horizontal jointing, selected to convey durability, thermal efficiency, and a refined aesthetic suitable for the regional climate. Architectural recesses, framed openings, and shadow gaps are carefully integrated to enhance depth and articulation. Tall, floor-to-ceiling aluminum-framed glazing with dark finishes provides a contemporary contrast to the stone surfaces while maximizing daylight penetration and visual connectivity between interior and exterior spaces. Decorative metal railings and subtle classical moldings further enrich the facade without compromising its modern character.

The entrance is accentuated through a double-height volume and framed portal, creating a strong arrival experience and reinforcing the villa’s architectural hierarchy. Overall, the design reflects a cohesive luxury residential concept that balances formality, functionality, and environmental responsiveness, making it well-suited for premium private residences in the Middle East context.

The material selection for the villa emphasizes durability, elegance, and climate suitability while maintaining a cohesive architectural identity. The primary exterior finish consists of premium light-toned natural stone or high-quality stone-textured cladding, chosen for its timeless appearance, low maintenance, and thermal performance in hot environments. Accent areas and architectural recesses are detailed with smooth cement-based render finished in weather-resistant exterior paint to create subtle contrast and depth. All windows and doors are specified with high-performance, thermally broken aluminum frames in a matte black finish, paired with double-glazed, low-E glass to reduce heat gain while maximizing natural daylight. Decorative balcony railings and boundary gate elements are fabricated from powder-coated steel or aluminum with corrosion-resistant finishes suitable for coastal and desert climates. Exterior lighting fixtures are integrated using concealed warm LED strips and wall-mounted architectural luminaires with IP-rated housings to ensure longevity and visual comfort.
