Materials Details 

• Wall: Terravertine brown wall stone cladding with gray acrylic paint.
• Parapet Wall: Parapet wall using white and brown exterior wall paint
• Windows: Glass window with aluminum frame and wooden paint finish.
• Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
• Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
• Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint. 
• Exterior Flooring: Antique brown natural stone outdoor flooring.

 Archi visuals:- Spanning an elegant 6,796.33 square feet across two spacious levels, this Modern Home Architecture Design stands as a testament to contemporary luxury and refined spatial planning. Designed by Abdul Nazar KM under the creative banner of Reflection Architecture, the residence caters to the sophisticated lifestyle of Saif Alzaabi and is thoughtfully situated in the vibrant residential zone of Madinat Al Riyad, Abu Dhabi. The architectural language emphasizes clean lines, expansive glass elements, and a harmonious blend of form and function. The structure integrates modern design aesthetics with practical living, maximizing natural light and open-plan interiors to foster seamless connectivity between indoor and outdoor spaces. The double-floor layout efficiently utilizes the 10,099.99 square feet plot area, allowing for landscaped setbacks, private courtyards, and elegant façade detailing that reflect the homeowner’s vision for understated elegance. Construction commenced following the submission on 15 August 2024, and the project reached completion on 23 June 2025, showcasing a timely delivery of a fully customized, modern residential haven. Every element—from spatial flow to material palette—has been carefully curated to balance comfort, innovation, and architectural excellence.

This architectural design showcases a stunning example of modern villa elevation, characterized by bold geometry and a sophisticated facade composition. The structure is divided into two symmetrical vertical volumes, connected centrally by an intricately designed black lattice screen that adds both privacy and aesthetic depth. The facade utilizes a combination of textured grey concrete, sleek glass panels, and warm ambient lighting accents to emphasize architectural rhythm and symmetry.

The interplay between vertical and horizontal lines creates a dynamic and balanced visual composition, while the recessed lighting in the rectangular niches adds a sense of elegance and dimension. Full-height windows on both sides allow abundant natural light into the interior, enhancing the villa's openness and connectivity with the landscape. The use of greenery and minimalist landscaping at the base complements the modernist approach, providing a natural contrast to the bold structural elements. This elevation perfectly blends contemporary design language with functional privacy and natural harmony, resulting in a visually compelling and contextually responsive architectural solution.
