Materials Details
- Wall: Terravertine brown wall stone cladding with white acrylic paint.
- Parapet Wall: Parapet wall using white acrylic exterior wall paint
- Windows: Glass window with aluminum frame and wooden paint finish.
- Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid room, driver room, and other service areas.
- Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
- Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint.
- Exterior Flooring: Antique brown natural stone outdoor flooring.

Designed by Abdul Nazar KM under Reflection Architecture, the home maximizes spatial flow and natural light across its expansive layout. Located in Al Shamkhah, Abu Dhabi, the villa sits on a 23,999.96 square feet plot, thoughtfully tailored to meet the lifestyle and aesthetic vision of client Qayed Omar. With clean lines, open-plan interiors, and a sophisticated material palette, the project was submitted on 12th November 2024 and reached completion on 1st July 2025.
This elegant contemporary villa design features a perfectly symmetrical elevation that highlights balance, sophistication, and modern simplicity. Dominated by two bold rectangular balcony volumes that project forward, the façade uses minimal yet powerful geometry to frame upper-level glass panels with sleek glass railings. The central double-height entrance creates a strong vertical axis, finished in dark textured cladding and flanked by slender vertical windows that bring natural light into the core of the home. Contrasting materials—smooth white stucco, dark wood doors, and linear black accents—create a refined visual hierarchy. Subtle wall lighting and recessed spotlights under the balcony overhangs enhance the villa’s nighttime elegance. Vertical landscaping and planters soften the angularity of the structure, while palm trees and layered plant beds contribute to a polished curb appeal. The clean front yard with patterned tiling and green perimeter plantings rounds out the villa’s upscale, modern character.
