Materials Details

Wall: Gray and off white acrylic paint.
Parapet Wall: Parapet wall using Gray acrylic exterior wall paint
Windows: Glass window with aluminum frame and wooden paint finish.
Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint.
Exterior Flooring: Antique brown natural stone outdoor flooring.

Archi visuals:- This commercial architectural project, designed by Abdul Nazar KM under Archival visuals for Engineer Jamal, comprises two distinct yet harmonized commercial units with a combined built-up area of 25,060 square feet, set within a spacious 40,253 square foot plot in Abu Dhabi, UAE. Submitted on April 12, 2025, and completed by July 7, 2025, the design reflects a contemporary architectural approach that blends functionality with visual sophistication. The project emphasizes modular symmetry, efficient spatial planning, and the use of sustainable materials. Each unit features ground-level retail spaces and upper-level office or flexible commercial areas, allowing adaptability for various business needs. The façade incorporates a modern palette of glass, aluminum composite panels, and natural stone, while large openings and smart layout techniques ensure ample daylighting and natural ventilation. With provisions for smart building systems and underground parking, the project aligns with future-ready infrastructure expectations. This development not only meets the commercial demand of a growing urban center but also contributes to the architectural landscape of Abu Dhabi through thoughtful design and collaborative execution.

The BNYAN Center is a sleek and contemporary commercial complex distinguished by its linear symmetry, sharp geometrical form, and carefully composed façade elements. The design integrates modern materials and a functional layout, creating a vibrant and highly accessible retail destination.

Façade and Elevation Treatment:
The building showcases a rhythmic arrangement of double-height glass storefronts, creating transparency and an inviting retail experience. The vertical metal fins and cladding panels in muted gray tones are used consistently across both levels, giving the building a modern industrial look while controlling solar exposure. Dark aluminum mullions frame the large glazed surfaces, enhancing verticality and clean definition. The signage bands are clearly demarcated above each shopfront with contrasting textures and subtle branding areas.

Material Palette:
The façade is composed of a combination of brushed aluminum composite panels (ACP), vertical corrugated metal cladding, and high-performance double-glazed glass panels. These materials contribute to energy efficiency while maintaining a refined, upscale appearance. The integration of gold-toned signage (notably at the BNYAN CENTER title block) adds a prestigious visual highlight.

Corner Feature Design:
At the building's corner, a unique cube-like form projects slightly outward, clad in vertical ribbed metal and segmented by white piers. This section houses recognizable brands such as % Arabica and ADCB Bank, with one façade featuring a built-in ATM and distinct red signage panel for contrast and visibility. This design move reinforces the corner as a focal anchor while maintaining harmony with the rest of the structure.

Roof and Environmental Integration:
Above the roofline, the presence of solar panel structures demonstrates a sustainability-driven approach, providing energy efficiency and reinforcing the center’s alignment with contemporary green building trends. These panels are placed on an open frame structure subtly visible from ground level, ensuring they don’t obstruct the overall visual flow.

Exterior Hardscape and Circulation:
The complex is fronted by wide pedestrian walkways paved in textured interlocking concrete tiles. Raised planters with integrated greenery soften the edges and provide shade-friendly landscaping. The curved kerbline and two-tone road markings create a safe and aesthetically pleasing buffer between vehicular and pedestrian zones. Adequate space has been allotted for motorcycle and car parking, reflecting practical planning.

Architectural Style and Impact:
The overall design is minimalist yet expressive, favoring horizontal continuity and clean detailing. It evokes a sense of order and efficiency suitable for a mixed-use commercial hub. The consistent storefront dimensions and repeated vertical elements ensure tenant flexibility while maintaining a cohesive identity.
