Materials Details

Wall: Brown acrylic paint.
Parapet Wall: Parapet wall using Brown acrylic exterior wall paint
Windows: Glass window with aluminum frame and wooden paint finish.
Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint.
Exterior Flooring: Antique brown natural stone outdoor flooring.

Set on an 8,621.89 square feet plot, the design maximizes space with open layouts, large windows, and refined detailing. Completed for Mohamed Alzaabi, the villa reflects a seamless harmony between luxury and contemporary Emirati architecture.

Expanding upon the previous description, this villa’s architectural design exemplifies harmony between function and aesthetics. The building massing is organized with a central vertical axis, creating a sense of order and sophistication. Each wing features large floor-to-ceiling glazing sections that promote transparency while enhancing the villa’s spatial connection to the outdoors. The use of fluted metal cladding on the vertical fins adds a refined textural rhythm, contrasting the smooth, light-toned facade. A recessed upper terrace provides a shaded outdoor retreat, accentuating the geometric articulation of the upper floor.

The grand double-stair entrance, flanked by symmetrical planters, introduces a ceremonial sense of arrival. Above, twin chandeliers visible through the glass hint at the luxurious interior detailing. Subtle overhangs and cantilevered sections not only provide shading but also break up the mass of the façade, maintaining visual lightness. The villa’s minimalist boundary walls and concealed side pathways further ensure privacy without sacrificing curb appeal. Altogether, this elevation reflects a contemporary architectural language that is timeless, elegant, and well-suited to upscale residential environments.
