Materials Details

Wall: Brown acrylic paint.
Parapet Wall: Parapet wall using Brown acrylic exterior wall paint
Windows: Glass window with aluminum frame and wooden paint finish.
Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint.
Exterior Flooring: Antique brown natural stone outdoor flooring.

Built on a spacious plot of 20,786.18 square feet in Mohamed Bin Zayed City, Abu Dhabi, the double-floor residence blends clean geometry, natural textures, and expansive glazing to create a striking yet elegant visual identity.

The front elevation showcases a bold architectural composition defined by strong linear forms and a balanced mix of materials. Cream-toned stone cladding, warm wooden accents, and floor-to-ceiling glass panels combine to form a dynamic yet harmonious façade. At the center, a grand double-height entrance framed in marble and gold trim adds a touch of regal sophistication, further emphasized by a luxurious chandelier visible from outside.

Each side of the elevation reflects thoughtful asymmetry, with varying window shapes and sizes providing visual rhythm and optimizing natural light. Vertical glass elements not only enhance the structure’s modern appeal but also blur the boundary between interior and exterior.

The villa sits gracefully amidst a manicured green landscape with tropical trees and flowering plants, adding softness to the crisp architecture while enhancing the connection to nature.

Internally, the layout is expected to include expansive living spaces on the ground floor—featuring reception areas, family lounges, a modern kitchen, and service zones—while the upper level accommodates private bedrooms, including a master suite with panoramic views through the glass façade.
