Materials Details 

• Wall: Terravertine brown wall stone cladding with brown acrylic paint.
• Parapet Wall: Parapet wall using white and brown exterior wall paint
• Windows: Glass window with aluminum frame and wooden paint finish.
• Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
• Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
• Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint. 
• Exterior Flooring: Antique brown natural stone outdoor flooring.

 Archi visuals:-  The Contemporary Modern Home Design is a luxurious triple-floor residence with a total built-up area of 9,374.39 square feet, set on a spacious 11,474.33 square foot plot in Madinat Al Riyad, Abu Dhabi. Designed by Abdul Nazar K.M. and developed by Reflection Architecture, the project was commissioned by client Hamdan Al Rashedi. The home reflects a sophisticated blend of contemporary style and modern functionality, tailored to suit the needs of elegant urban living. The design was officially submitted on September 21, 2023, and the finishing date is scheduled for June 17, 2025, marking the completion of a thoughtfully crafted architectural vision.

This modern villa architecture showcases a contemporary design that elegantly blends minimalism with sophistication. The facade is characterized by clean lines, large floor-to-ceiling glass windows, and a harmonious combination of textured stone, wood, and concrete finishes. The structure comprises multiple volumetric masses, creating dynamic spatial relationships between indoor and outdoor areas. The front elevation features a balanced asymmetry with extended vertical elements and recessed balconies that offer privacy and shade. A central grand entrance is emphasized with a double-height void, enhanced by a modern overhang and a water fountain feature that adds a touch of luxury and serenity to the entrance court. Lush landscaping with tropical trees and flowering shrubs softens the hardscape and enhances the villa’s visual appeal. The integration of horizontal and vertical louvers ensures natural ventilation and privacy while maintaining the villa's modern aesthetic. Roof terraces and cantilevered elements highlight the architectural rhythm, making the design both functional and visually captivating. This villa exemplifies high-end modern residential design, ideal for luxury living in a warm climate such as Abu Dhabi.
