Materials Details 

  • Wall: White and gray acrylic paint.
  • Parapet Wall: Parapet wall using white acrylic exterior wall paint
  • Windows: Glass window with aluminum frame and wooden paint finish.
  • Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
  • Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
  • Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint. 
  • Exterior Flooring: Antique brown natural stone outdoor flooring.

Architecture Detailing 

 Archi visuals:-  This 8,148.28 square feet double-floor modern minimalist residence exemplifies a refined balance between simplicity and sophistication. Designed by Abdul Nazar KM under Reflection Architecture, the home was conceptualized and tailored for Lateefa Al Zaabi on a spacious 21,261.73 square foot plot in the serene neighborhood of Mohamed Bin Zayed City, Abu Dhabi. The architectural language emphasizes clean lines, open spaces, and a muted palette that resonates with the principles of minimalism, while still delivering warmth and elegance.

Extending the architectural narrative, the villa’s facade is a masterclass in spatial articulation and material contrast. The seamless integration of horizontal wood grain cladding with smooth white concrete surfaces creates a refined, layered appearance that accentuates both width and verticality. The large, black-framed glass windows not only invite abundant natural light into the interior but also establish a strong connection with the surrounding landscape, offering unobstructed views and promoting indoor-outdoor harmony.

The entrance is deliberately recessed and framed with vertical timber panels, creating a warm, inviting threshold that contrasts elegantly with the otherwise sharp modern geometry. A subtle blend of vertical fins and sleek canopies introduces shade, privacy, and texture while maintaining the minimalist philosophy. The upper floor’s balcony, shielded by an extended roof slab, acts as both a shading device and a bold visual statement, projecting forward to define the facade’s rhythm.

Strategically positioned lighting fixtures highlight architectural elements during evening hours, adding depth and ambience to the facade. Meanwhile, the thoughtful landscaping—featuring manicured hedges, ornamental trees, and a structured planting bed—reinforces the home’s sophisticated and sustainable design approach. Overall, this villa exemplifies a balance of aesthetic clarity, practical functionality, and timeless elegance, making it a standout in contemporary residential architecture.
