Materials Details 

  • Wall: Terravertine brown wall stone cladding with brown acrylic paint.
  • Parapet Wall: Parapet wall using white and brown exterior wall paint
  • Windows: Glass window with aluminum frame and wooden paint finish.
  • Doors: The Doors area uses three types of wood, cast aluminum, and aluminum. Wood materials are used in the main interior areas for the entrance, living hall, family sitting, dining, and bedrooms. Cast aluminum doors are suitable for sunlight-touch regions and coastal areas with high humidity and salt exposure. Aluminum doors are used in the bathroom, kitchen, maid's room, driver's room, and other service areas.
  • Roof: Solar reflective roof coating paint, Summer Cool roof, and Heat Resistance Paint.
  • Interior Flooring: Interior floors use different types of materials, such as granite, marble, tile, and washable emulsion paint. 
  • Exterior Flooring: Antique brown natural stone outdoor flooring.

Located in the prestigious Mohamed Bin Zayed City in Abu Dhabi, this architectural masterpiece sits on a plot of 11,580.03 square feet, offering ample space for expansive living. With a completion date set for June 16, 2025, the project promises cutting-edge design that merges contemporary aesthetics with luxury. The home’s layout spans three floors, featuring open-concept living areas, expansive glass facades to maximize natural light, and seamless indoor-outdoor living. Set against the backdrop of the desert, the design likely incorporates sustainable features to adapt to the harsh climate, with shaded outdoor spaces, natural ventilation, and smart home technology that ensures comfort and convenience. The residence’s construction, which began in late 2022, exemplifies the high standards of craftsmanship and innovation, making it one of the most sought-after luxury properties in Abu Dhabi.

This modern villa’s front elevation exemplifies contemporary elegance through a seamless integration of minimalist form, rich materials, and luxurious detailing. The symmetrical composition is anchored by a grand central axis defined by a double-height foyer, framed in marble cladding with delicate golden trim inlays. This feature not only emphasizes verticality but also enhances the villa’s visual hierarchy. A stunning chandelier suspended in the center becomes a visual anchor, visible through full-height glazing, which invites natural light into the entry hall while showcasing the villa's opulence from the exterior.

Flanking the central volume are distinct massings with strong horizontal elements. These blocks are finished in a combination of light beige travertine and smooth white render, creating subtle contrast while maintaining a neutral, elegant tone. Deep-set window recesses lined with natural wood panels add depth and warmth, creating a dynamic façade that interacts beautifully with light and shadow throughout the day. The clean lines and sharp edges reflect a modernist architectural language, while integrated lighting elements enhance nighttime aesthetics.

The use of glass is extensive but controlled. Floor-to-ceiling glass panels not only blur the line between inside and out but also create a sense of openness and sophistication. Corner windows and framed balcony enclosures soften the massing and offer visual relief, while planters on balconies and terraces introduce greenery at multiple levels, making the design feel alive and organic.

The landscape design plays a critical supporting role in the architecture. A wide stretch of manicured green lawn leads the eye toward the central entrance, acting as a visual guide. Low-lying shrubs and flowering plants form a soft green base along the entire façade, providing a natural border and grounding the structure. Vertical palm trees and layered ornamental bushes add height and rhythm, complementing the villa's vertical design gestures.

Additional design features include a wooden soffit finish beneath the roof overhangs and balcony ceilings, offering a warm material contrast and an upscale finish. Black wall-mounted lights are carefully placed to accentuate vertical walls and highlight textures during evening hours.

Overall, this architectural composition represents a perfect fusion of modern minimalism and luxurious living. Every design element—from the glazing patterns to the material palette, lighting, and landscape—has been carefully orchestrated to express elegance, functionality, and timeless contemporary style.
